We in Tucson have seen a large amount of buyer willing to step up and purchase REO properties. Banks want to get rid of them and have been pretty good with accepting our offers after a couple rounds of negotiations.

Foreclosures are aplenty in California especially in some of the lower priced markets that had gains from 250 – 350% during the boom. I’m quite sure that this list is lengthy. Thanks for the info!

Great resource. I was just reading about the number of foreclosures on the market, especially in the Bay area. Interestingly, I read that many of the foreclosures are caused by investors who snapped up properties and got in over their heads. It really opened my eyes, especially with the current legislation proposed about the foreclosures and inetrest rates.

San Diego foreclosures is awesome. Good stuff there. Thanks for the information…

I have purchased foreclosed homes before, as well as preforeclosures, and just plain good deals, all to fix up and flip. I love real estate, it just makes sense.

I was leasing a wonderful 2500 square foot home that was priced at $515k last August, and is now down to $365k list price. It’s a great time to make offers on houses, especially foreclosures. Not only are you getting a great deal on homes in San Diego, but you are honestly helping people who are about to completely destroy their credit. You are lifting off an extremely heavy financial burden from their shoulders by purchasing their property they can no longer afford.

It’s so different here in the UK, there is a government place where you can get the info, in some ways it’s easier. It would be nice to have a website to go to.

The only problem is that so many foreclosures these days are upside down. There is no equity, so unless you can get the bank to do a significant short sale, foreclosures are worse than market value properties…

this is an amazing thread – any resurces for Atlanta GA?

Many people looking at foreclosures think they are great deals. That really isn’t true in Austin, although you can get good deals if you work with someone who really knows that market. Is this true in your area as well?

There’s this cool game called Flip that House Real Estate Cashflow Game.

It teaches you how to purchase property, how to fix them up, and flip them for a fast profit.

For those that haven’t done fliping before, this is a great way to learn about foreclosure investing!

One man’s loss, another man’s opportunity. I still wouldn’t buy a cr*ppy house in a bad area, no matter how cheap it was.

It might make sense for anyone wanting to buy foreclosed properties to shop first for a good, reasonably priced real estate attorney. Purchase transactions on foreclosed properties can be more complex than the vanilla buy a home transaction. It can be worth the legal fees to ensure a clean transaction.

I have been thinking about this for a while but with the way the market is behaving and the fact that we are already in a recession gives me reason to pause. Nice post though.

Fortunately in Oregon we have not seen the massive foreclosures some areas are seeing. We do have some though and here is a Majestic Lake Frontage foreclosure on the Oregon Coast.

That is a great resource. I wish I had a similar service for my area, or at least a way to see which of these pay sites does the best job.

I also offer a list of short sale, foreclosure, and distressed properties, specifically urban properties like lofts, high rises, row houses etc… However, I don’t put the whole list on the web. If someone wants the list they have to contact me to get it. Hey, it’s a lot of work to put the list together and I can’t work for free :-)

  22. foreclosures on May 30th, 2008 7:32 am

there will be plenty of more foreclosures – just the tip of the iceberg.

  23. Investment Property on August 20th, 2008 7:52 pm

Very good information. Buying foreclosures properties is an excellent opportunity due to its lower price than the market-value.
