It does not matter whether you are trying to sell a house in Cleveland, Pittsburgh, Memphis or Louisville there are certain things which can lead to a sale not happening. If you are able to identify what the problems when trying to sell your Louisville home you will be able to rectify them. Knowing some of the mistakes such as the ones we mention below can help to make your home sell a lot quicker and easier.
Mistake 1 – If your house is full of bad odors then this will be the first thing that may prevent a potential buyer looking any more closely at your home. Certainly if you own pets or people smoke in your home the odors from these are things that need to be got rid of as quickly as possible. If you think going round with the air freshener before a viewing will suffice, then think again. You will find that all your furniture and furnishings will be full of these odors. So arrange to have everything cleaned properly before the viewings start.
Mistake 2 – Although you are trying to sell your home if you get too pushy with any potential buyers this can actually turn them away from making that all important offer. Okay they are going to be looking in to spaces that you wouldn’t prefer them to. However, if you provide them with space as they view the property they will better be able to imagine themselves living in it rather than you.
Mistake 3 – A lot of people who own pets when selling their homes will tend to allow them free rein when viewings take place. However, it is far better if you arrange for yours to be kept somewhere else during viewings say with a friend or neighbor. The other thing to do is limit them to one specific area of the house or place them in a dog crate until the viewings have been completed. You need to remember that not all potential buyers of your home are going to be animal lovers like you.
Mistake 4 – When it comes to selling your Louisville home make sure that all minor repairs have been completed beforehand. So if you find taps are dripping or the gutters are full get these sorted well before the viewings are due to begin. By getting these out of the way it will give any potential buyer one less thing for them to worry about.

All great common sense knowledge, it has been said that prospective purchasers make up their minds about a properrty in the first 30 seconds of viewing !

An apt and timely entry. I hope we’re at the low point of this real estate depression, and that now is the hardest it will get to sell a house.

Great post. It is tough selling a home in a buyer’s market. The buyers truly feel that they have all the power and have no problem pushing sellers around. I think that curb appeal is the most important factor (aside from price) that determines how a home will fair in our current market.
Mistake number one is something I’ve seen several times. You go show a house and their is a foul odor inside, the clients want to get out ASAP. Some houses are old and moisture gets inside and people say they smell the moisture and say, “Get me out of here, there’s mold in here.”
So clean up before showing your house and if there is moisture you better clean that because moisture does smell.
Also very messy houses make the whole house look bad. No client wants to climb over 30 years of paper on your floor to get through the living room.
I agree with you. sometimes small things prevent buyers from buying and seeing the beauty of the house. One should be aware of it.
It’s amazing to me how many people don’t realize that the initial smells and sights people see upon entering a home cause them to pre-judge the home. You can walk into a palace that has a rotten smell and your first impression is going to be – DUMP!
Great tips! Many people do not realize the importance of staging their home and being out of sight from buyers. Pets, while we love them, don’t help much either!

Good tips! I especially agree with the “too pushy seller” argument, it makes buyers uncomfortable and suspicious, thinking of various possible reasons why the seller would want to offload the home in such a hurry.

I have to say that as a realtor that represents a lot of buyers in the Nashville area the one thing that unfies all buyers is the instant dislike of homes that have an unpleasant odour.
The unpleasant odur is something that potential buyers see as extra work in that this is something they will have to take of before they move into the home.
Buyers in general want to minimise any additional work when moving into a “new” home and so having to contemplate cleaning up after the sellers have moved out and taking care of replacing carpet, doing a deep clean and repainting, all all things that can be detrimental to the value of the house and could be taken care of by the seller prior to listing the home…and help to achieve a higher sales price.
Another thing to make sure is that the outside of your house is looking good. Many buyers will be turned off before they even get in the door if your yard/paint on the house looks terrible. The market is bad and buyers are looking for something they can move right into without much work at all.
