		<description>The problem with investment properties is that it is often the naive and opportunistic investor that gets stung first.  I would have lost my two hotels had I not admitted to myself that I was out of my depth and needed help.  All too many smaller investors have too much faith in their own ability, but this is proved wrong by the sheer numbers of people that, just like me, refuse to believe that the economic downturn wont affect them.  I enlisted the help of Sperry Van Ness, a commercial real estate investment brokerage firm, that assessed my properties, and eventually made me what would turn out to be a life saving reduction in my costs.  It is one thing learning from your mistakes.  It is an altogether different situation if you can see the mistakes coming!</description>
