<p>In this belt-tightening times, it is not practical to own investments that doesn&#8217;t provide you much returns than what you expected them to be &#8211; ones  that are more likely considered a liability rather than an asset.  Timeshares, as such, if you have one, will do more good if you dispose it. However, how are you going to dispose of it especially in this crisis times? Here are 3 ways to consider.</p>
<p>1.Have someone to share the ownership with. To help you lessen the burden of paying the hefty cost of your timeshare ownership, have someone to share the ownership with you. This way, you&#8217;ll also be able to have someone to share the payments with. <p>4.Pain in Scheduling. This is an additional pain in the neck. If owners plan to use their timeshare, they should be able book up to 2 years in advance but in most cases, even if they have booked in advance, to no avail, they still are not able to use their timeshare units. This is due to the absence of financial incentives. Thus, resorts tend to focus on  bringing more potential buyers and selling them timeshare intervals. </p>

When added to rising maintenance fees paid every year, homeowners should consider getting rid of their timeshare(s) before it&#8217;s too late.</p>
<p>If your timeshare is financed, then you&#8217;ll want to pay everything off as soon as you can. This will get rid of those interest payments which can be very high on their own (and unlike the interest payments for your primary residence, these payments are not tax deductible). Additionally, you&#8217;ll find it difficult, if not impossible to sell your timeshare if there is still a mortgage on the property. With so many other timeshares on the market that no longer have mortgages, it is extremely unlikely that you&#8217;ll find a willing buyer.</p>
<p>It&#8217;s always been tough to resell a timeshare; a report from the FTC tells us that only 3.3% of timeshares listed by owners have been sold in the last twenty years! Given the state of the economy at present, a timeshare is an especially tough sell. Again, like selling, donating your timeshare may take too much time to find a proper charity that will take it. Unfortunately, the clock is always ticking and the next timeshare bill may be just around the corner.</p>
<p>If you&#8217;d like to avoid these surprise charges for special assessments (which can be in the thousands of dollars), then you&#8217;ll want to get that timeshare of your hands as quickly as possible. Trying to handle the sale on your own can have mixed results; and the longer you wait, the more fees you&#8217;ll end up being assessed with and the more stressful the experience will be. The best way to go if you want to get rid of your timeshare in short order is to work with a timeshare transfer company to get rid of your timeshare right away.</p>

<p>When you financially strip down timeshares, they certainly are not as attractive or as sexy at first blush.  If you take away all the trappings like the exotic locales, the seemingly low cost per vacation and the over-friendly salespeople, you potentially take on a growing financial burden that may last your entire life.  Even if you are considering a resale timeshare for a low upfront fee, be sure to figure out how much it may cost you in the future.</p>
<p>One of the strongest selling points used by the timeshare sales person is to say that a timeshare enables a family to enjoy the kind of vacation that under normal circumstances they would most likely be unable to afford. The timeshare industry wants timeshares to be seen as the most practical way to vacation.  The amount paid upfront and the annual maintenance fees are both sold as nothing more than an &#8220;investment&#8221; that will inevitably save you money down the line.</p>
<p>There is a downside for this access.  You must prepay for your time at the resort without first using the resort.  Can you imagine buying a car that way?  The average amount needed to be paid upfront was $19,000 in 2007 according to ARDA, the American Resort Development Association.  To make a timeshare cost effective, you&#8217;ll need to use it a number of times.  Use it ten times and the per vacation cost drops to $1,900.  In order to reduce the cost to $1,000 per week, you and your family or friends needs to visit 19 times over 19 years.<span id="more-1187"></span></p>
<p>But will you use it 19 times?  If you end up using it once or twice, that $19,000 seems awfully steep for a week or two of decent vacation.  What could you have gotten for $19,000 on one vacation?  You&#8217;d have servants, 24-hour care, a butler, a limo driver, a personal chef&#8230;you get the idea.</p>
<p>It&#8217;s true that you can bypass buying a timeshare directly from a developer and instead buy on the resale market; here you can find a timeshare for far less than if you were to buy it &#8220;new.&#8221; Even if there were no cost to start, you would still have to pay maintenance fees which are now averaging $6oo annually.  Of course, $600 does not seem overly expensive for a week of resort living.</p>
<p>Although $600 a year might sound like a good deal, what if that amount doubled or tripled?  Maintenance fees must be paid annually whether you go to the resort that year or not.  So, by missing a few years, the cost per vacation week increases by $600 for every year missed.  The $600 could easily be higher as maintenance fees continuously rise.  The timeshare bargain before now seems like a long way away.</p>
<p>While some owners may still pay $1,200 to $1,800 for a great vacation with great family &amp; friends every two to three years, adding these totals to the prorated upfront cost ($19,000) would cause any owner significant concern.  Yet, there is one final fee that is often overlooked &#8212; the special assessment.  This fee can be instituted almost at will by the timeshare developers onto unsuspecting timeshare owners.</p>
<p>So, vacationers are looking to renting timeshare units instead of owning with the amount of prepaid and pre-scheduled fees.  Developers are happy to oblige.  With more and more owners absent each year, the same vacant units provide additional revenue streams to the maintenance &amp; special assessment fees.  But is it fair to the owners who receive none of the rental income?</p>
<p>Paying thousands of dollars upfront and having to fork out for maintenance and special assessment fees every year is not a financially-savvy way to vacation. Paying for a timeshare unit can turn out to be a lot like paying for a gym membership; just because you are paying to use a facility doesn&#8217;t mean that you are actually going to use it.</p>

<p>Anyway, here are a few tips on making the most of timeshares and how to work out if they are going to be cost effective for you or not..</p>
<p>Buying a beach front property or a vacation villa may be easy for rich and wealthy but not for common middle class people. The introduction of timeshare concept gave hope to those people who could not afford to buy a brand new vacation home. That is one of the reasons why the timeshare industry has grown by leaps and bounds ever since its inception in the United States. One of the aspects of a timeshare property that attracts most people is that they can have a wonderful vacation home without having to worry about its upkeep and maintenance. But at the same time people have many misconceptions about timeshares. One of the biggest misconceptions is that they compare timeshares to regular real estate property and consider it as an investment option. But in fact it should be thought as an investment in your dreams i.e. vacationing at a place where you want to go every year. Investing in real estate could reap profitable returns but if you invest in a timeshare it may not be guarantee in fact you may end up losing money.</p>

<p>But what if you still want to buy it and you expect no profit from it but neither loss also at the same time. There is always one question in the minds of those people who are planning to buy timeshares. Is it really worth buying a timeshare? To answer this question you have to go through an analysis of various factors. An analysis should consider factors like comparable rent of alternative accommodation, appreciation of the timeshare property and your finance rate. How do you do it? Here is a simple calculation.</p>
<p>Consider the worth of your investment as profitability. The profitability should be a measure of the comparable rental rate, rate of appreciation and your finance rate. If the sum of all these is a negative number then, assume that you are losing money in your investment. The rental rate is the ratio of the rent of that vacation property to the buying price of that timeshare. Suppose if corresponding rent of that vacation timeshare is $1,000 and the buying price is $10,000 then the rental rate is 10%. Now if we include the annual maintenance cost, membership and all other miscellaneous expenses, if it comes around $500. So the actual saving in rent will be $500 now and the rental rate will be the ratio of $500 to $10,000 which gives us 5%.</p>
<p>Now if we assume the annual appreciation of that property is 10% and the rate of our finances is 16%. If we add rental rate and appreciation and subtract the finance rate you will end up with a negative percentage which means you are losing 1% every year compared to rent. But this formula is only a rough calculation of the profitable of your investment and may not be accurate. This is just to give you a start up. The depreciation rate may vary and so as the finance rates. The maintenance fees and other fees may also vary with different locations. Some resorts have charge reasonable maintenance fee and other fees but some exorbitantly high fees. So, this is also should be a factor in deciding which resort to choose, it is not a smart idea to pay unusually high fees when you donâ€™t know whether you can utilize the property year after year and you may think of renting out the unit which is not a profitable proposition too.</p>
<p>Another good idea is to add up the cost of your timeshare for the entire year i.e. all fifty two weeks and see. For the above investment it may be around 520,000. But, does the timeshare property cost that much if somebody wants to buy it as a real estate property. The extra money goes into the pockets of real estate developers who are selling the timeshare. So carefully weigh in all the factors discussed above before buying a timeshare property.</p>

One of the main reasons why people were attracted towards timeshares was that it will be an expensive affair for a big family to vacation every year at a hotel or a resort. Now a new era of concepts is taking vacation industry by storm. And this era is represented by concepts such as resort memberships and condo hotels. A resort membership is a one time investment i.e. you have to pay the membership fee only once and you can enjoy the benefits of the resort life long.Â  And what more you are not required to pay any maintenance fee or taxes. Resort memberships can cost anywhere from few grand to few hundred grand. Some resort membership may also have yearly fee. But if you do a good research there are some resorts within the range of affordability. The best deal that one can get is may be a lifetime member ship for around three grand and a limited five year membership for two grand.Â  And the members have access to not only the resort they have membership in but they can choose from hundreds of resorts worldwide available in resort companyâ€™s network. And there is no limit on number of times you want to go and at what time you want to go, your vacation is always assured.<br />
Another concept that is getting popular is condo hotel which is a relatively new concept and only very few people own condos in hotels. But the concept is receiving good reviews and is gaining popularity with the time. The way it works is it allows people to buy condos in luxurious hotels and utilize the benefits of all the amenities available in the hotel. If the owner is not using the condo he can put his condo for rent and can receive percentage of the revenues it produces. A condo hotel in comparison to a timeshare offers more flexibility, is better furnished, and has better amenities, better services and many locations.</p>
